Everything You Need To Know
About Certified Coatings

Concrete coatings are a major architectural investment. We believe in total chemical transparency, honest technical education, and clear expectations.

Coating Chemistry & Materials

Not all resinous coatings are created equal. Big-box DIY epoxy kits are water-based or low-solids (30–50%), brittle, and vulnerable to hot tire pickup (where warm rubber tires chemically fuse to the floor and tear it off down to the concrete).

Furthermore, standard aromatic polyurea yellows when exposed to UV sunlight and Central Oregon’s high-altitude UV radiation. At Grizzly Coats, our final topcoat is 100% solids, aliphatic pure polyaspartic. It is 100% UV-stable (will never yellow or amber), offers 4x the abrasion resistance of epoxy, and remains flexible enough to expand and contract with the concrete slab through extreme Central Oregon winter freezes and summer heat.

We engineer a multi-layer system where each layer serves a specific structural purpose:

  • Layer 1 (Deep Mechanical Primer/Basecoat): A high-solids, deep-penetrating primer formulated with extended open time to migrate deep into the opened capillary pores of diamond-ground concrete, establishing a permanent covalent mechanical bond.
  • Layer 2 (Full Broadcast Media): Vinyl color chips or metallic pigments broadcast to 100% rejection, forming a thick, puncture-resistant 3D protective matrix.
  • Layer 3 (Industrial Polyaspartic Clear Shield): A chemical- and scratch-resistant aliphatic polyaspartic shield that locks in the broadcast media, seals against road deicers and motor fluids, and repels hot tires.

Yes. We use premium, high-solids formulation coatings that meet stringent low-VOC standards. While you will notice a mild chemical odor during the installation and curing phase, it dissipates rapidly due to rapid curing chemistry, leaving zero lingering harmful off-gassing once cured.

Surface Preparation & Engineering

Over 90% of coating failures across Oregon are caused by improper surface preparation. Muriatic acid etching only cleans the immediate surface and fails to profile hard-troweled concrete. Even worse, acid introduces water and corrosive salts into the slab.

Grizzly Coats utilizes heavy commercial Lavina planetary diamond grinders equipped with HEPA industrial dust extractors. We mechanical-grind the entire slab to achieve an ICRI Concrete Surface Profile (CSP) of 2 to 3 (comparable to 80-grit sandpaper). This strips latent weak surface paste, opens the deep concrete pores, levels imperfections, and guarantees permanent chemical adhesion.

We never coat over open cracks. Prior to basecoat application, our crew diamond-routes every crack with a V-blade grinder, vacuum-extracts all debris, and injects structural elastomeric polyurea or high-strength epoxy repair mortar. Once hardened, we grind the repair flush with the surrounding concrete slab, creating a monolithic, seamless foundation that resists telegraphing.

Central Oregon's climate is notoriously demanding on exterior and garage concrete. Rapid swings between sub-freezing winter nights and sunny days cause slab expansion and contraction, while tracked-in slush, magnesium chloride deicers, and metal studded tires destroy untreated concrete.

Our polyaspartic systems are specifically engineered for this environment:

  • Elasticity: Bridges micro-expansion without delaminating.
  • Chemical Barrier: 100% impervious to salt brine, battery acid, gasoline, and deicing fluids.
  • Studded Tire Resilience: Full-flake broadcast creates an ultra-dense, multi-layered matrix that resists gouging and abrasion far better than bare or thin-coat concrete.

Timeline, Curing & Maintenance

Many fast-turnaround franchise companies promote "one-day" garage installations. To accomplish a one-day job, contractors must use ultra-fast polyurea basecoats that cure in 45 minutes. The critical issue: concrete is cold and dense. An ultra-fast curing resin sets up on the surface before it has adequate time to penetrate deep into the concrete pores, creating a shallow bond that is prone to delamination under hydrostatic pressure or heavy shear forces.

At Grizzly Coats, our 2.5-day schedule allows proper diamond grinding, deep crack repair cure, overnight saturation of our deep-penetrating basecoat, thorough scraping of excess flake, and controlled application of the heavy clear polyaspartic topcoat. It ensures a 20–25+ year lifespan rather than a 3-year warranty claim.

Thanks to the advanced rapid-curing chemistry of our polyaspartic topcoat:

  • 12–16 Hours: Safe for light sock and foot traffic.
  • 24 Hours: Return storage boxes, tool chests, heavy workbenches, and patio items.
  • 24–36 Hours: Full return-to-service for passenger cars, SUVs, trucks, and recreational vehicles.

Maintenance is exceptionally simple because the surface is completely non-porous and seamless:

  • Routine Dust: A soft push broom or leaf blower removes loose dirt and pine needles in seconds.
  • Mopping: Mop with warm water and a neutral pH cleaner (e.g., Simple Green or mild dish soap). Avoid abrasive scouring powders or citrus-based acids.
  • Winter Slush: Central Oregon snow and road muck can be effortlessly swept toward the apron with a soft foam rubber squeegee.
  • No Waxing: Unlike standard commercial tile or unsealed concrete, your floor never requires stripping or waxing.

Estimates, Pricing & Licensing

Pricing is transparent and calculated primarily on square footage, slab condition, and selected system:

  • Full Flake Garage Systems: Typically range between $5.50 and $7.50 per square foot depending on slab size and moisture mitigation requirements.
  • Liquid Metallic 3D Systems: Artisanal multi-pour decorative systems typically range between $8.50 and $13.00 per square foot.
  • Commercial Grind & Seal / Polish: Tailored to project specifications and traffic classes.

Every estimate includes full diamond grinding, crack/fissure patching, commercial materials, and topcoat application. No surprise change orders.
